This is the first thing we work through, and it's why step one of our process is a review of your enrolment and provider arrangement. Short-stay use is structured with your SDA provider and documented before a single guest arrives. If a property's circumstances mean short stays aren't compatible, we tell you at the assessment stage — for free.
Providers generally welcome it, for a simple reason: an active, furnished, well-maintained home is easier to place than an empty one, and trial stays give their prospective participants a real experience of the property. We formalise the relationship in a coordination agreement so their placement work always comes first.
Primarily NDIS participants using STA (short term accommodation), respite and MTA (medium term accommodation) funding — people who specifically need the accessible features your home offers. Where appropriate, vetted corporate and insurance-housing guests fill remaining gaps. Every guest is screened, and support arrangements are confirmed before arrival.
We hand back on the notice period agreed up front — typically enough time to complete current stays and return the home inspection-ready. Handback is a success for everyone; many owners keep us on standby for future vacancy gaps or partial-vacancy rooms.
We do the managing: professional cleaning between stays, a maintenance response process, condition reports, and guest accountability terms. The specifics — including insurance responsibilities — are set out plainly in the management agreement before we start.
Our fee is a percentage of short-stay income — if the home doesn't earn, we don't either. There are no upfront fees for the assessment or provider coordination. Furnishing, if needed, is quoted transparently and agreed before anything is purchased.
